I have been doing open houses for the past 8 months or so. I never really had to because I was doing OK. In the past 3-4 months traffic has picked up at the open houses.
I have put out flyers, my sign in sheet..and sometimes balloons.

Clients show up and we seem to build instant rapport. We walk through my open house, and then as they are ready to leave I ask if they're working with an agent "YES"...or "NO Im just looking"...

I was totally frustrated because all of these people are coming through and I felt like I was completely wasting my time.

Then I spoke with AL (AL the Loan guy...LOL) and he told me he had a way to capture more contacts and turn them into open escrows. I was skeptical at first, but really, what did I have to lose?

Al told me about the system, and exactly how to get familiar, and exactly what to say.

I tried it at my next open house and out of 5 people...4 gave me their personal inforrmation and were really excited about what I had to say. The very next day I got calls from 2 of them about properties they saw on the system and I had two showing appointments.

I have never had results like that ever. I have had 4 open houses since and all with similar results.

By the way I have written offers for 3 families from the system alone...its pretty amazing. Thanks for the help AL.
